Where the water stopped tells us where the water removal starts, and in Round Rock that depends on which decade your floor plan came from. On the older streets in Round Rock West and Chisholm Valley the house is cut into rooms, so a leak dams at every doorway and you get four small wet zones instead of one, with a couple of them behind doors nobody opened. In the open plans out toward Behrens Ranch and Paloma Lake there is nothing to stop it. One sheet of water crosses the kitchen, the dining area, and half the family room, then runs under the island and the sofa and out of sight.

Either way, extraction starts with the contents and not with the wand. Furniture legs standing in water bleed stain into carpet within hours, the particle board bottom of a dresser or a bookcase swells from the edge up, and a cardboard box in a closet wicks like a sponge. We block furniture on foam and film to break the contact, carry out what has to leave the room, and photograph where each piece was standing before it moves, because contents are priced on a different part of the claim than the building is.

Getting the water out, in the order that matters

Truck-mounted extraction takes the volume first and portables cover the rooms a hose will not reach. On carpet we work a weighted head over the same square yard until it stops giving water back, since the pad underneath is holding most of what you cannot see, and how much comes back up on that pass is what tells us the pad can stay. On tile and plank we squeegee to the wand, then chase what ran under the cabinet line. After that the meter decides where we stop: the wet edge on a slab runs well past what your eye reads, and in the older cut-up plans it hides on the far side of a doorway in a room that looks untouched.

Frequently asked questions

The water stopped at the hallway doorway. Is the rest of the house clear?

Only a meter answers that. A threshold slows water down, it does not seal a room off, and the slab underneath runs continuous from one end of the house to the other. What looks like a clean line at the door often turns into a damp bottom plate two rooms away. We take readings along the base of every wall the water could have reached, including the rooms nobody had opened, before anything gets called dry.

You are putting blocks under our furniture instead of moving it out. Why?

Most of the damage to a piece happens where it touches a wet floor, and dragging a soaked sectional through the house does more harm than leaving it in place up on blocks. Foam blocks and film break that contact, so the legs stop wicking and the finish stops bleeding into the carpet. Anything that does have to leave, a soaked rug or a box of books, goes out and gets listed with a photo of where it sat.

Our house is one big open room. Does that make this better or worse?

Quicker to extract, wider to dry. Nothing dams the water, so the wand moves in one continuous pass instead of chasing it behind thresholds. The trade is that the wet area is one large connected zone and it usually reaches further under the island and the cabinet runs than an open floor lets on. We meter out to the dry edge and size the drying to what we find rather than to where the puddle was.

The rug in the entry was under the leak. Can it be saved?

Sometimes, though not on your floor. A rug left to dry in place holds water against whatever is underneath it and can bleed dye into wood or grout, so it comes up on day one. Wool and hand-knotted rugs go out to the people who clean those off site. A synthetic rug with a foam backing that sat in dirty water is usually not worth the freight, and we will say so rather than let you pay to find out.
