The garage is where most Cedar Park freeze breaks start, and it carries more plumbing than people expect. In a lot of these plans the water heater is out there, the softener loop and its bypass sit on the back wall, the hose bib stub passes through to the outside, and the laundry box is on the wall shared with the house. None of that space is heated, and it reaches freezing hours before anything inside the conditioned envelope does.
The second thing we do on any freeze call, once the water is off, is walk the rest of the house. A house cold enough to break one line is cold enough to break two, and the other place we check is the attic, where the runs to a back bathroom or an attic water heater sit above the insulation instead of under it. Finding the second break on day one is the difference between one dry-out and two, and homeowners almost never look, because the first one has all their attention.
Finding the water a burst pipe leaves behind
Most of what a freeze break puts into a house is never on the floor. We read outward from the split and back from the far side of the room, marking the wet edge along the wall base with a meter, then confirm with a thermal camera where the cold wet zones sit inside the assembly. Openings go only where those readings call for them: base off, wet insulation pulled, dry air pushed into the cavity while dehumidifiers take the moisture out of the room instead of letting it wander next door. Readings come daily, measured against a part of the house the water never reached, and the rebuild starts once those numbers agree.
- The whole house walked after a freeze, not only the room with the break
- The wet edge metered and marked before anything is opened
- Wet batt insulation pulled, cavities dried from the inside out
- Daily readings against a dry room, rebuild only after they match

A plumber makes the pipe hold pressure again. Our side is everything that pipe emptied into the house, and more often than not both trades are working there the same afternoon. We document from the first hour, because a freeze claim gets judged on what the file shows. Call (512) 271-5099 at any hour during a freeze.
