Ceiling water damage repair runs differently in the newer Dripping Springs custom builds, and the reason is over your head. Plenty of them have an unvented attic: open-cell foam sprayed against the underside of the roof deck, no soffit vents, the whole attic pulled inside the conditioned envelope. It is a good assembly. It is also opaque.
Water that gets past the roof on a house like that travels between the foam and the deck, or soaks into the foam itself, and open-cell holds a great deal of it. The ceiling below shows a stain days after the deck first got wet, in a spot that has more to do with where the foam let go than with where the roof did. And the tool everyone reaches for, the thermal camera, is reading the surface of a thick insulator. It will show you a cool ceiling and tell you nothing about what is above it.
Reading a ceiling when the attic will not talk
We work from the room side. Pin readings through the board on a grid rather than at one spot, a moisture map drawn from those numbers, then the smallest inspection opening that answers the question, placed at the low end of the wet area where water collects. A borescope goes in before a saw does. If the foam above is saturated it has to be cut back to sound deck before anything dries, and if the drywall has lost its bond at the tape or the texture has blistered, that section comes out to joist centers and goes back new.

- One small inspection opening at the low end of the wet area, before any demolition
- Saturated foam cut back to sound decking so the deck can actually dry
- Board removed to joist centers only where the readings and the bond say it has to go

Foam removal and replacement is a real line on the scope and one adjusters ask about, so we photograph what came out, log the readings that justified it, and keep the insulation contractor's part separate from ours in the file.
