Ceiling water damage repair runs differently in the newer Dripping Springs custom builds, and the reason is over your head. Plenty of them have an unvented attic: open-cell foam sprayed against the underside of the roof deck, no soffit vents, the whole attic pulled inside the conditioned envelope. It is a good assembly. It is also opaque.

Water that gets past the roof on a house like that travels between the foam and the deck, or soaks into the foam itself, and open-cell holds a great deal of it. The ceiling below shows a stain days after the deck first got wet, in a spot that has more to do with where the foam let go than with where the roof did. And the tool everyone reaches for, the thermal camera, is reading the surface of a thick insulator. It will show you a cool ceiling and tell you nothing about what is above it.

Reading a ceiling when the attic will not talk

We work from the room side. Pin readings through the board on a grid rather than at one spot, a moisture map drawn from those numbers, then the smallest inspection opening that answers the question, placed at the low end of the wet area where water collects. A borescope goes in before a saw does. If the foam above is saturated it has to be cut back to sound deck before anything dries, and if the drywall has lost its bond at the tape or the texture has blistered, that section comes out to joist centers and goes back new.

Can wet foam dry out on its own up there?

Open-cell foam holds water in its structure and a sealed attic has no airflow to take it anywhere, so the honest answer is usually no, not in any useful timeframe. Small areas that only got damp at the surface sometimes come back. Saturated foam is dead weight on a wet deck, and it gets cut out so the wood underneath dries before it starts to rot.

Why did the infrared camera not find it?

Because it never sees moisture. A thermal camera reads surface temperature and infers the rest, and a few inches of foam between the lens and the wet decking flattens out exactly the difference it is looking for. In a vented attic that same camera earns its keep. Here it is one input, and the pin readings and a small opening are what decide anything.

Who goes first, you or the insulation contractor?

We do. The wet area has to be found, opened, and dried before new foam goes back, and foam sprayed over damp decking seals the problem in. Our part is the moisture, the removal, and the readings that say the deck is dry. Theirs is putting the insulation back to the specification the house was built to. The roofer, obviously, comes before both of us.

Will the policy pay to put the foam back?

That is your carrier's call and it turns on whether the loss itself is covered. What we control is the paperwork: photographs of the saturated area, the readings that justified removing it, the square footage taken out, and a scope line saying what has to be replaced and why. Adjusters price from that. We do not tell you it is covered before they have said so.
